Cancellation Policy
We hold the right to void the Booking should full payment not be received either by 12 Weeks (84 days) before Your arrival or by an alternative date specified in writing by us. In case of your cancellation, prompt written notification to us is necessary.
Oker Retreats follows the scale detailed below to determine the charge, a percentage of the total holiday cost:

More than 12 Weeks (84 days) No additional charge – the balance for the Booking won't be due, but the 25% Booking Deposit won't be refunded.
More than 8 Weeks but less than 12 Weeks (56-83 days) 50% of the total Booking cost will be charged, with the remaining 50% refunded to You.
More than 4 Weeks but less than 8 Weeks (28-55 days) 75% of the total Booking cost will be charged, and the remaining 25% refunded to You.
More than 2 days but less than 4 Weeks (2-27 days) 90% of the total Booking cost will be charged, and the remaining 10% refunded to You.
Less than 2 days to 0 days 100% of the Booking Fee will be charged.
Upon cancellation, the above chart indicates the Guest's liability at that point. Oker Retreats will strive to rebook the dates. If successful, You'll receive a refund equal to the rebooked rate, which might be less if rates are reduced due to market forces or for shorter rebooking periods than the original. A £100 Administration Fee will be charged to the Guest and deducted from the refund if a rebooking occurs. Allow up to 7 working days for the refund to be processed by Oker Retreats. Card payments may take longer to credit, beyond our control.
Examples:
- A £1000 booking, canceled and rebooked between 12 Weeks (84 days) and 8 Weeks (56 days), means a refund of £900 (£1000 minus the £100 admin charge).
- A £1000 booking, canceled without rebooking between 12 Weeks (84 days) and 8 Weeks (56 days), results in a refund of £500 (£1000 minus 50% of the total booking cost).
Cancellations received exactly twelve Weeks (84 days) before check-in must be done by 12 noon. We strongly advise comprehensive cancellation insurance covering UK self-catering holidays.
